We have packed one of our cars with sleeping bags, valuables, and heirlooms in case we need to evacuate on short notice. In 2018, just two years ago the Camp fire (aka Paradise Fire)……(from wikopedia) caused at least 85 civilian fatalities, with one person still missing, and injured 12 civilians, two prison inmate firefighters, and three other firefighters. It covered an area of 153,336 acres (62,053 ha) (almost 240 sq. miles), and … Continue reading →

Plusses and minuses on the new draft STR ordinances. The new draft ordinances can be found on the County website: https://www.washoecounty.us/csd/planning_and_development/board_commission/planning_commission/2020/Files/BCC-8-25-20-STR-report.pdf On the plus side, there is a provision for restrictions during a “declared emergency”. On the minus side are the incorporation of language that does away with the requirement for signs, prohibits unannounced inspections even in life threatening situations, requires fewer parking spaces and puts absolutely no limit on the number of STR permits that can be issued in our residential neighborhoods. In the mixed bag category, is the new provision for determining occupancy limits. Instead of limiting occupancy … Continue reading →
When the BOCC heard the first draft of the vacation rentals back in February, only 2 members of the public spoke with concerns about the negative impacts of STR’s while a cadre of 10 real estate agents, property managers, STR owners and paid lobbyists objected to almost every facet of the proposed ordinance that might have been helpful to the community. So we don’t know exactly what will be in the regulations presented on 8/25, but here are the Items that the Board asked to either delete or dilute: Inspections -No more unannounced inspections, so if you report over-occupancy, or … Continue reading →
We keep hearing “oh, you moved to a resort, what did you expect?” Just because we are considered a resort doesn’t mean we have to give up our community. If you look at all of the other resorts, and tourist areas around the country that have faced this issue sooner, rather than later, they have overwhelmingly found solutions that limit short term rentals. Here are some of the ways STR’s have been limited: Limit on number of days of operation. Limit STR’s to hosted rentals to a primary residence where the owner is living on the property. Limit STR’s to … Continue reading →
At their meeting on July 14, 2020 Commissioners approved this code change that will allow non-commissioned deputies to issue parking citatations, hopefully freeing up the time of our Sheriffs to focus on more serious offenses, like speeding.
Continue reading →In February the Board of County Commissioners sent the initial draft STR ordinance back for a number of changes. COVID-19 caused delays, but Commissioner Berkbigler has asked that the revised ordinance be presented in August.
Continue reading →Exchange passes were a way to distribute beach access to individuals without giving them punch cards. They were a little known method that allowed STR and timeshare owners and agents (and others) to use punch card value in “exchange” for these transferable beach tickets. According to GM Winquest 3500 exchange passes were issued in 2020 before it was decided to curtail issuance after posts on social media disclosed the potential for abuse.
Continue reading →GM Winquest announced that 1060 additional punch cards had been sold prior to the July 22 Board meeting. These cards are freely transferable; they allow not only beach access, but enable the holder’s guest to access the beaches, as long as there is sufficient remaining value on the card. So potentially 1060 more people plus their guests have beach access. Since the various forms of paper tickets are not being sold, this increase in sales of punch cards was likely for the use by STR guests.
